Hey everyone, I'm fairly new to real estate investing & have been researching lately trying to understand & analyze properties better & I stumbled upon this unique listing that caught my attention in CA:Commercial Building Storefront (retail building) + Opposite Side of the lot is a residential property 3 bdrms + 1 bath Year Built 1951 Price $219,000 est cap rate 10%-Total Lot Size 6,000 sq ft /Building sq ft 2,262 +/- Commercial Building 1,162 sq ft +/- /Residential 1,100 sq ft +/-* Lot stretches between two parallel streets, both properties are back to back (but not attached to each other) each facing a different street (Commercial Building)-has a showroom, back office, storage & bathroom complete w/shower.

Dealing with residential tenants can get old real quick! 

I personally got into commercial RE investing after years of residential investing.  

However, ADU and JADU may not be able to exceed 50% sqft of the primary resident. I

Since these ordinances are primarily anti-student housing or anti-boarding house family unit discrimination isn't really the issue.  

While I am a landlord in the residential world, I am a tenant in the commercial world and am un familiar with my rights.Currently I am not in any type of lease nor have I been for 6 years with the current owners. 

So my question is about my plan seeing that in a few months I’ll have 2 years of taxable rental income and be able to acquired a residential investment mortgage.

My plan is to stay under 4 units for the first deal to keep it residential.

I've seen residential lots that ended up costing 100s of thousands to remediate.

There is information on how to get started as a residential agent (Buy leads, advertise network) but there isn't much on commercial.
