Just a tip for the future.

I’ve primarily spent the last month or so looking at MFH with the intention of House Hacking and have just briefly opened my search up to include SFH.I was just wondering if anyone who has experience with SFH would be able to answer a few of my questions?

Some people who invest there do well, but we always have stayed away.The rents and expenses seem to be reasonable, but again it would really make me wonder about that price when Phoenix multi family is over 100k per unit these days for units that aren't fixed up. 

@Christian Whitehead @Bart H.I am getting the same type of push back and wonder is this a lender requirement or a FHA requirement.

I'm thiking of buying my first investment property and was wondering what do you think about the market in general these days?

But the sellers have already accepted my non binding initial offer of $350k and I'm wondering if I should risk lowering my offer?

I was wondering what is more detrimental to structural: standing water for couple of days or rain pouring in over months?  

Ive got a wonderful wife who is very supportive of me trying to make this real estate stuff work,  and two kids that are just the best.

I was wondering if someone would be willing to share recommendations for good GCs as well as and structural engineers in Philly.

I've only had my job for half a year and part of the income comes from tips.
