I've done a fair share of researching but some things I havent been able to get very clear answers on.I'm looking into possibly buying a laundromat on seller finance and I want to be able to talk to the seller and negotiate terms that benifit both of us that I can still profit with the business.I guess im looking for a clear cut of all the parts of a seller finance deal, how to structure it, and how to negotiate it if countered. example, If i put 10% down, they finance 90%, whats a good or bad interest rate if any, how long of a term, what should the payments look like etcany advice would be a huge help to not only the laundromat but Real estate in general!

I am still very active in this market (and will probably continue doing so until I have a replacement market..), but NYC is a tough market to operate especially when tenants become trouble.. would say standard eviction timeline is currently around 18 months, it's a nightmare when it happens that's why we are very well set up and we make sure to have a good relationship with tenants, (we can talk about NYC a different time,) bottom line it is a market with practically no vacancies, and crazy good rents, but very challenging to operate.All being said, I am looking to evolve into different markets, problem is I have no idea how evaluate a market and what I need to consider and how to even do market research on anything outside of NYC.. so, I would appreciate for some input on how to find deals, understand and underwrite different markets.

There's been talk of how these will intersect and it's already happening in some spaces and I'm not talking about Metaverse Real Estate (Although I think some of that will make some people VERY wealthy).I'm talking about real physical real estate providing access to crypto investing and returns, and here's the crazy part...It has the potential to offer all the great things real estate does like depreciation, hedge against inflation and cash flow, all while exposing you to the high reward of Bitcoin's upside and decentralized nature.
