We do use bird dogs and REI includes a bird dog software that allows your bird dogs to submit properties and then track where you are in process so both sides are up to date.

I use a web based software called Reifax which allows me to pull properties in probate however it only seems to provide me the name of the deceased in addition to necessary property information.

I saw one that caught my eye and from the property analysis tool software, it seems that it would generate positive cash-flow.  

All the PM software looks fantastic, I just don't need to pay $480/year (which is what Buildium charges when you have 0-40 units) quite yet to manage.  

Is anyone using a software product or cost estimating program for "turn around" or "make rent ready" expenses.
