I finished a large rehab yesterday that had more go wrong than any of my previous rehabs (we have a fair amount of experience) but still only went 10 days over our aggressive schedule.  

If you have this extremely valuable experience already under your belt owning 2 properties, why dish out a potential down payment for property number 3 over to a mentor or coach?

@Kim Huynh - lots of insurance brokerages use the same carriers so it is likely that it is going up a lot everywhere (that's my experience).What I have done for a bunch of years is to partially "self insure".  

I'm just starting out with my first STR so I'm really relying on good reviews and guest experiences to get more exposure on the listing platforms!

But I wondering how difficult is it to get a DSCR loan without experience building or buying rental properties.1.

Specifically, I'm looking at Joshua Tree and Borrego Springs.Does someone here have experience in these two markets? 

They're all going to use NOI/PITI, but you'll experience a range of DSCR requirements which will directly affect your max LTV and you'll also experience a range of rates.

I assumed I could cashflow for 20% or more, so I want to see if I need to adjust my expectations based on the experience of others. 

Does anyone have experience with this company?
