This is really tough for locals to afford.We've never banked on, or could have anticipated, such steady double digit appreciation for such a extended run, but I do think it's time to move over Hoosier pass to Park county.

Even then, you will struggle to get double digit ROI.

I know in MS they will come right to the counter.. that is the definitive way to answer your question. almost all states have laws against selling Real estate without a license.. and so what folks fall back on it.. assigning a contract.. but to do so your not suppose to advertise the house in any way just a contract and that makes it hard to do. you would need your buyers lined up so you don't have to advertise .... but to tie up a home that you can't close on and put it on craigs list.. is probably a violation.

Its not uncommon for some landlords to spend money on advertising, but in my experience that has only been from institutional type clients that had specific marketing initiatives they wanted to complete.Have you interviewed several brokerages?

I have already ordered about $200 worth of brochures advertising that I buy houses and I mention myself as well as my wife in these brochures and have both our pictures.

If you call the guys that advertise they'll hit you with $4k or so around here for that kinda thing.
