[Calc Review] Help me analyze this deal

I am a new investor, looking at properties in the Quantico, Virginia area and requesting feedback. All the deals have come back as bad deals so far, am I operating off bad assumptions/what am I doing wrong? Any feedback you may be able to provide is greatly appreciated, and thank you.

@Sean Sullivan Quantico, Dumfries, Dale City, are secondary markets of the D.C. Metro area. Tertiary markets would be smaller communities even further away. More rural would mean less expensive, yet still have competitive rents. Stafford, Chancellorsville, Culpepper, etc. In my opinion, if I can't get a 10% return on a rental property, I would rather put my money in a good growth stock with no hassles.
