I think it pretty much comes out as a wash for the most part as far as taxes go.  

First it was Clarksville, TN for long term rentals ( LTR) then they decided (“they,” - out of state investors from WA, OR, CA) to move to STR rentals in Gatlinburg as an active income source.The pro of the decision is that rates are great in that area however it might be more saturated since its the “talk of the town,” along with all the other touristy places like the Pocano’s in PA or Palm Springs/Coachella, CA, / etc.However, from a high level approach you’ll want a high income activity or active income machine (for some this is a tech job, an actual business, or STR they operate) and then the passive income sources.

It wasn't totally worthless, but if I didn't already have my long term rental business that I could piggyback this off of I think it would have been about a wash in terms of value (ie the bookings I got I probably would have got anyway on Airbnb or VRBO). 

Why was he so far behind in rent?

@Caryn Seifert     I disagree with Account Closed on the dishwashers, some people use them, some don't but you can always use your dishwasher for storage if you don't want to use it for washing dishes.

Maybe, I'll go and explore a new market like  @Jonathan Mednick was mentioning or get a time machine and go back to 2012.   

Wash your car perhaps?

I think the problem is that it is a bit harder to have machines grade quality at this time.

Wash, rinse, repeat, and pretty soon you won't have much of a list of contractors who will even pick up the phone when you call.

Last time I was there on a bachelor party my buddy tossed a buck in a slot machine as we were heading out the door and won $1,000.
