It could be more cost effective to do that as a primary residence and only paying closing costs once on it, versus having to pay closing costs on it, and then closing costs on a cash out refi at most likely a higher interest rate on the original house since now it will be viewed as an investment.

By "internal" numbers I'm referring to what sort of revenue versus expense the property in question generates.

Such as 1 year of "seasoning" before you can do a cash-out refi based upon the appraised value versus the purchase price or cost.

DPI said that would be my option but it would leave me with long narrow lots versus the square lots I'd like.
