this site interest me because all I have ever done is real estate in some form or fashion for 41 years... and its been a great ride with plenty of ups and downs.. and I do believe I have some unique perspectives from both investor side of the coin... retial buyer side ... wholesale side RE broker side Mortgage banker side.. etc etc.And it fills an hour or so of my day when I am usually having my coffee in the morning or just trying to kill time like right now  in Vegas waiting for my plane  Also some very nice folks on this site..

I've heard a lot of lenders will charge an extra fee to review the LLC docs, coupled with the expense of creating a unique LLC since my lender wants to see the asset they're financing as the only asset in the LLC, so there's a few extra expenses but I consider them worth it to know the bank has blessed the ownership structure.Deciding how to proceed in a BRRRR depends on your unique circumstances, I personally think there are two obstacles with using banks: 1. banks are slow and have strict requirements, so if I'm refinancing with a bank, I can't acquire any other properties because they don't want to see any changes to the DTI while they're underwriting.

For instance, some properties may have walls with decent paint still (albeit uniquely chosing colors and not your simple whites) that may need a cleaning but could arguably need an entire top to bottom job.
