It seems even getting houses in disrepair for less than 120k is quite a challenge, and then funding the renovation to still make a profit seems like theres very thin margins...any areas you specifically see that seem feasible to do for new investors without much cash to invest?

There are storage, mobile home parks and student housing niches that still perform well to criteria you are looking for.  

So if there is storage like a shed it might not be as big an issue.
