Invest in a syndication that holds for 5 years and sells with that mortgage, you have UDFI to deal with.

Wood frames will not hold up.   

Make a decision on your interest in buy-and-hold, fix-and-flip, or other techniques.

The initial business plan was to renovate and turn units to get them to market rents on a 2 year hold with a refi EOY 2.

The bread and butter needs to be at every diner table.I'm taking a wild guess, divorce can take a lot out of you, sounds to me like you just need a little "eye of the tiger" back, not someone to hold your hand.

Then hold it when you move out to your next property.
