A tiny car is perfect for there, gas is expensive and the roads aren't great, so bigger vehicles are challenging. 

Your comment about 1031 exchanges is a mute point because IRA's are tax-deferred vehicles and gains from sale are not subject to capital gain taxes.

The guy took it off the delivery vehicle and set it up in about 90 minutes. 

If the seller waited until the inspection and when the buyer said "Just replace this one outlet or put up a railing or paint that board" and the seller says "Cancelled, your trying to change the contract". is that more ethical than cancelling it on day 1?

Not sure about NC, but in VA you file with DMV for an abandoned vehicle, they notify last known owner.
