I did the professional thing and did not laugh out loud. 

As always talk to your tax professional but that's what entity most investors use. 

Here goes… If you are not a Real Estate professional, and your high income is from a different field, you cannot deduct “Passive Income” Losses.

@Basit Siddiqi  I did buy in Dec 2017 and I guess you can call me a real estate professional since I have no other source of income. 

A lot of professionals will settle close in with a good elementary school or private school nearby.

Even if I enter at the HIGH level, my initial investment is only 10%, that a pretty good ROI, I think.Tiger Woods or any professional has a good coaching system behind them.Thanks again Danny, Brian!

Does that professional landlord status occur if the homes are owned by LLCs and not me?

She suddenly remembered wires that she had forgotten for her TV (she had 2x 5" holes cut out of the feature wall to hide her cables, without asking) so it was easier to have her reputable painter guy pop in and cover up the holes and remove her last items without me having to see her again.My fault for not just getting it done myself I suppose but she is the sort of tenant that uses Court Action in seemingly every sentence and was seen taking pictures of everything when she left and even took a picture of her notice taped to my front door so I was trying to minimize any court action by at least keeping her in the loop of all the damage so I could get her replies by text to use if she decided to challenge my return deposit amount.She did admit to the burns in the carpet (stupidly putting hot coals from the fire in a plastic home depot bucket) and argued that it wasn't cat urine but vomit as her cat had cancer (but obviously didn't think to clean them or have them professionally cleaned).  

Since we're on the topic, I would also recommend everyone learn what "adverse action" is and the responsibilities you have as a landlord or property manager, especially if you're in a more litigious state with professional tenants that like to screw over Landlords.

It seemed promising at the beginning..great introductions, phone chats, professionalism on both sides... and then seemed demotivated to work with you, or un-responsive (only after) they know what your strategy is and what your offers look like.
