In the section discussing Cap Rates, I'm having trouble wrapping my head around why this statement is true: "Cap rates on stabilized properties tend to be higher than cap rates on properties that require value-add"My internet search and search through BP forums leads me to believe that stabilized properties should have lower cap rates....The disconnect here is you are attempting to compare apples to oranges: cap rates for a "value add" versus "class A."

I went there after dark sets in and decided that I wasn't interested in living there myself, my wife wouldn't feels safe there ... check the crime map on Trulia and zoom in, if it's red/orange - don't buy ...- Yes there is a lot of nanotech development in the area ... but I feel you need to be walking distance to the projects of interest ...- If you are in it for the cash flow then go for it ...I decided to invest in Albany next to hospitals, medical students are great!

You have a pond with red fish blue fish grey fish orange fish, and you selectively only pick redfish and then conclude, that the point only has redfish.What you should do is throw a net, and see what you get.What you should do is ask 1000 RANDOM people that do all these strategies and then ask them how many of them do REPEAT deals doing these strategies.Even if you just asked 1000 random people if they got a deal, never mind "repeat deals" the number would still be extremely low.THAT would be a fair assessment of the strategies right?
