I'm going to have to dump about 20K in one of my properties this year to do windows, furnace and A/C (still has Freon), a new roof and carpet. 

Sold for $219,900 in August 2018.Appears to have been professionally stagedNew paint, carpet & vinyl plank flooring.Granite counter tops which are not at all the norm for the neighborhood. 

I.e. buy .49/sq ft carpet but then charge $1/sq ft for install. 

Real wood paneling in 2 rooms will remain.So far the upstairs 3 bedrooms have had 3 layers of vinyl and 2 to 3 layers of carpet on them that we have removed. 

I am looking for current market prices per square foot of footprint (ie. 1500 square foot house @ 1.50sf = $2250.00) for the following:-2-tone paint (1 flat color on walls and ceilings and painted semi gloss trim)-Exterior trim/soffit painting-medium grade tile flooring-medium grade carpet-medium grade laminateI know, I know, "market price and medium grade is subject to the contractor" but there are standard rates.

Get quotes for everything that you want to have done (Electrical updates, carpeting, cabinets, roof, etc).

The experts in the podcast mentioned that furniture, fixtures, and carpet could receive the bonus depreciation. 

Sometimes it's not much, but there are very few true 'paint and carpet' rehabs in the world. 

If it lessens the quality of tenant, know that you may have higher turn-over and paint / carpet with every one of those turn overs.

At minimum looks like needs new carpet (or laminate) in each room, an update to the kitchen and both bathrooms.
