I've done some great sub 2's deals on properties that had amazing loan modifications in place. 2% interest rate's through maturity and deferred balance! 

I'm looking at like $900 bucks to redeem my ground rent. also could make selling the property easier making the transaction fee simple in the future I think

Brought many minor things up after first month that could have been avoided by investing a few extra couple hundred bucks prior to showing.

For $750 bucks I would walk away and consider the $750 as the best bang for his buck due diligence training that he ever received.

If you are going to go through the process of building a new property with a VA loan you might as well get the most bang for your buck.

Where are you at in PA I just closed on my second multi-family in bucks/montgomery county and had the exact same dilemma.They were paying $800 and I know I could get $1250.

To me it sounds like you are wanting to be ethical while making a buck.

It doesnt need a full gut job but does need to be updated in order to get the best bang for my buck.
