Purchase as tenants in common, both go on the note jointly at a bank, they can probably marry the two of you financially at least.

For all of my 20s, I wasn't married or really that tied down to where I lived, so I wanted the flexibility to move wherever the wind (or an awesome paying job) might take me without having to worry about selling a house, at possibly a loss.With all that said, if I could go back in time knowing what I know now, I wish I would have bought my first duplex YEARS ago!

In nice quiet neighborhood, I lived in one unit for a few years before I got married and really enjoyed it. *** just did a total remodel on duplex to include all restrooms including tile throughout and new kitchen cabinets and granite counter tops**** Asking $220,000. *** will consider owner finance ***He is willing to owner-finance and below is what he emailed me: $220,000 sales price with 12.5% down ($27,500)Owner finance balance would be $192,500 at 8% interest your payment would be $1412.50 plus tax & insurance $325.73 a month.Total monthly payment of $1738.23 monthly rental income is $3125+ coin operated laundry machinesThese are legally two separate properties, so if we move forward we will need to figure out how to divide the sales price/down payment between the two.

I'm also not sure if it's possible to use an FHA myself on our first rental, since my wife used one on our current property before we were married and I'm not on the title.
