You can use a co-borrower just make sure they have good credit and a (2) year work history of W2 income.Try and avoid self employed co-borrowers because their tax returns typically do not show income and are full of deductions.

We get lots of leads and have two homes available to walk through and tour, and they can buy those or customize and order different floor plans.

Sending a text would take too much of your time and with outbound marketing, it takes about 45 leads to get a contract, and to get 45 leads you have to dial about 20,000 records.  

Get fed funds to 3 by H2 24, then q3 re assess if sitting good then do 1BPS drop leading into '24 election. 

You mention garbage, but in my area sewer is also a common utility provided by the government which a landlord would want to include in the rent and pay directly.
