I know a lot of people that can just work from their laptop at the kitchen table, but we have an energized 2 year old and I'm much more productive if I have a little space for an office. 

It’s currently setup as a large studio without a kitchen, but we plan to eventually erect a wall to create a bedroom, and install a kitchenette.My question is, knowing how persnickety Portland is with regard to Airbnb, would it be a smarter strategy to rent it out on a longer-term basis to a regular tenant?

Need to include roof 25 year life span, appliances and hot water heater 12 years, hvac 20 year life span, bath and kitchen remodel 20 year, etc.

I do not have a general contractor yet so I am not quite sure how much to expect as far as the remodel work goes as there are some significant changes I am making, adding sq. ft moving kitchen, bathrooms, exterior walls, removing interior walls, new roof plan etc. in addition to the usual new texture, flooring, paint job etc.Unless the preliminary plan is done, there is no way general contractors can bid on it but at the same time this being my first rodeo I have no clue how much to expect in this circumstances.

The property must have working plumbing for toilets and kitchen sinks, stuff like that. 

In Texas, creditors have a window to make claims against the estate and election of claim for how it will be treated.But most importantly, get a local lawyer that knows real estate and probate.
