Generally speaking Johnston is a little nicer than West Warwick but it really comes down to individual neighborhoods within the towns.

In the surrounding area of Scranton PA and currently, house hacking a 4 bed/3 BR property with two other individuals.

If it is an individual you have a better chance of them coming back.

Meaning from a legal perspective, as a business, you can't ask about their vaccination status, but if you find out someone is unvaccinated in some other way, there's no legal protection for these individuals from eviction based on their vaccination status. 

I realize this is quite general, but I am more than willing to contextualize my situation and goals, just hoping to get some input on some individuals with some experience in this area, or even the South East in general.

She would qualify to exclude up to $250K gain as an individual, or $500K if filed jointly. 

I've personally house hacked 3 different houses in Washington DC, living anywhere from $650-$1,800 / month (The $1,800 is not because I now only want to live with one individual as I get older) .   

My fear is that she will harm the property prior to leaving or not move out at all, forcing me to start an eviction process.
