I was hoping to get some of them answered by the incredibly knowledgable RE investors on BP.

The instant the house sells, this issue vanishes but the catch is I need to close Aug 30th, which means I need funds in about 12 days to get all prepared, give bank the note agreements, get cleared again, and close.It's an incredibly small deal (95k) but the spot I am in seems kind of tricky and the clock is running out.

Don't be afraid to change offices and search for the right environment for you.Without your real estate license, you will have more freedom and a difference set of opportunities.

.- Young migration- New jobs and industries moving in- Business friendly environment- Near other areas that have grown recently- Good schools, universities, or another story for attraction- Cash-flow, gotta make your numbers in the meantime.

Bars, brothels and gambling sprung up around the railroad and we still see a more "colorful" environment in Ogden. 

I agree with @Mark Nolan and highly recommend that you spend some time in the Learn section; the amount of information and insight available on this website is just incredible, and I have recently found the BP Podcast to be an excellent introduction to various ideas and strategies.
