I believe the law firm handling this for the city has been trying to serve me papers.

I would be more concerned with where the title to mobile home was - was it retire and put on the property or is it still personal propertyThere is nothing you can do to make it compliant, if the loan has been current for 12 months then you have ability to repay because they have consistent pay history

The person on title/name of the person on the mortgage can typically win if it is not done right. 

All that being said, I know that I'm not an institutional investor and that some GPs/operators simply can't handle too many questions.

However the tenant is telling me they have personal issue and wants to move out of the lease or asking me options to break the contract.

Over the last 6 years I have been retired as a real estate professional exclusively handling my own properties and living on the income generated.I don't regret the decision and will eventually fully retire.
