Understand the fees involved and calculate the total cost for an entire year of management so you can compare the different managers.

can use a hard money lender and save your cash as most will do purchase + rehab costs. but they do charge a good amount in points so make sure theres a good enough spread to fit in their fees too. you could also go to the lender that holds your personal mortgage and see about a line of credit on your home if there's a good amount of equity in it. then use that like cash to buy another investment.

The amount of money involved is so little that it needs to be flagrant and egregious for AG or anyone else to take action.If you are ticked off at your property manager, change property managers.

In the near future, I would like to get involved with flipping properties and implementing the BRRRR strategy.

There is also a lot of skill involved that are challenging to get correct until experience is obtained. 

It’s free, easy to use and functional enough to get me by with very little work on my part.I’m getting ready to upgrade because I will be managing for others soon and I’ve been looking at buildium or appfolio which are much more involved and require a lot more time to build out.

This is an older couple and they don’t really want to do much by way of providing the information.This would be my first actual investment and would love to get some partners involved but all I have as of right now is a lead

I suggest speaking with the larger companies and the smaller companies to see where you see a good fit for goals.
