So I was thinking of keeping the cabinet boxes(unless they are really in bad shape) and replace only doors and drawers with updated designs or fix'em nicely with new hinges and nobs and paint them all with WHITE colors so they would look nicely even, and with the money that I save, I would install nice granite counter tops.I'm just trying to find ways to save money on all the little parts of rehab.. is this too complicated to do for time and labor and would not pay off at the end for these priced homes?

I use all kinds of techniques... one of my favorite, candidly, is using a credit card that gives me cash back on everything. 1% cash back doesn't seem like a lot, but if you're spending $100k+ on it every year it's a nice little Christmas bonus.As mentioned, Lowes is good if you can get contractor pricing.

The PM works for the owner as does the GC, however, do you want to place the responsibility of color choices, which plumbing fixture to buy, which model ceiling fan to purchase, etc on the GC?

Draw your own conclusion.Ask the broker who wants the listing for a full marketing plan including where besides MLS will she advertise the house, will she be using a professional photographer to take pictures, will she put together and have printed a full color brochure, will she be holding open houses for both other realtors and prospective buyers, does she have any exclusive contacts with out of town buyers and if it is an investment property does she work with investors.Depending on these answers it may be worth considering.In answer to your other question many real estate agents would prefer not to sell a flat fee listed property because they realize that the flat fee listing agent will do almost no work and they feel they will end up doing both the selling agents job and the listing agents job for 1/2 of the commission.
