So if not sold, for instance, I can begin to look for a renter for either vacant property within 2 months, as getting either rented will take at least a month.What other protections do I need in listing contracts with my agent and her broker?

There are times we do an extensive amout and other times we do very little.It comes down to: do you have the skills and what are you doing today.I agree in theory with Jason, but it CAN become an excuse to sit on your butt.

You may want to confide in some of the experts in here who have extensive experience with section 8.

I have had a number of instances where I have been told something by one official, only to find out from another that it wasn't true or there was another option the first one wasn't aware of.If you  dont find another solution, but you really feel strongly, you can fight the zoning department by going before the city council and asking for a variance/exception for your situation. 

I said, if you were able to finish on any of the past 7 extensions on the job, then you would not had been fired.  

Ask the hard money lender for an extension, finish the renovation and sell.  

It is easy to install, durable, and in many instances looks better than tile.
