Some of the advantages I see are access to the MLS, ability to see properties quicker and make offers quicker, and the opportunity for continuing education. 

I'm meeting with a lady who is  a homeowner to educate her on some of her options. well, that's where we come in and make money, Right?

I might not even take this route but it is tempting because I am newer in this journey and I could use the cash up front to help push my real estate career forward.
