This community is such a supportive resource, and the opportunities for education are rich.

I live in Virginia and it seems like how the business gets classified is a big deal, and depending on how we classify it we made need things like a class A contractors licence (which in my opinion we shouldn't need) So I was hoping someone here had a similar issue the have solved already 

@Marty TrueIn my opinion the largest benefit is that the gains on the sale are tax free if you hold the full 10 years.

The reason that the opinions are 50/50 is because statistics show that about 50% of investors are using a LLC, 50% not.To me this would indicate that it is not necessary otherwise by now the number using a LLC would be approaching the 100% mark.

I don't think they value the educational side of it becuase of their comments of "how we can figure it how"/"that part isn't hard."
