@Silvestre Madrid, I think it would be good because It seems like the easiest way to get started as my funds are really low. and by really low I mean non existant. :-) @Kanise Kelley and Steven Walter My house does have a separate entrance.

How much you pay is determined by your personal tax bracket.I think the easiest thing is to not take a salary (I can't think of a tax benefit from taking a salary).If you meet all of the requirements to be a real estate professional, you should be able to apply all of your LLC tax losses to your personal income.

Sandy Uhlmann,It would depend on how much you make on the deal.Let's say you make $1K.I would suggest that you give the Letter Carrier a $50 gift card to one of his favorite eating places.If you make a lot more, I would probably give the Letter Carrier, a gift card, and some cash.Remember, the Letter Carrier could be a constant source of Information for you.Raymond
