Are you driving every block in your zip code and noting changes on blocks, smaller homes, value add opportunities?

Driving around and saw a For Sale By Owner sign.

I believe the rates are kept low because it increases the number of real estate sales, drives up the sales prices, and increases the amount of money flowing into the economy. 

-mileage driving to the property to check on contractors, HD trips, driving over to show the unit for rent, etc. 

.* Drive through these markets yourself.

Higher rates put pressure on housing demand, driving values down (or to not increase as fast). 

I recently bought a few multi family properties in Memphis Tennessee and I am having somewhat of a challenging time driving traffic for rentals,Any suggestions would be greatly appreciated,What we tried Facebook Market placeZillow Was wondering if there are brokers that do rentals in those neighborhoods,I have 40 Apartments to fill I am desperate.   

I admire your drive.....18 yrs is young to be doing this, but it can be done.However....if you came to me and said you would handle the rehab and management of the property, I would ask you to show me proof of any experience you have had with construction, management or anything else related to Real Estate.

It was difficult, but I refrained from laughing until I pulled out of the drive.  

I live in NJ so was trying to invest somewhere within driving distance and have been in analysis paralysis finding things wrong with every location I look to invest in lol.
