Hello all I’m in the process of buying my first rental property the property is on the outskirts of Denver. How do you fine folks evaluate the area surrounding the property??

@Craig Myers Hey Craig - I'm an agent and investor in Denver. I'll echo everything from @Brandon Rush above.

Personally, I build my rental portfolio through house hacking. I purchase homes where I can live and also bring in some rental income at the same time. So, for me it's a matter of where I want to live.

I also think it's important to take on the perspective of a tenant: Who is going to live there and what are they looking for? What are they willing to pay and what is important to them? Close to transit (light rail, highways, buses, walkability), quality of life (crime, sidewalks, parks, schools), restaurants & neighborhoods. A young couple is going to want different things than someone who is single or a family with kids.

I hope that helps! Where are you looking?
