Hey everyone:I have been using Digital Ink to fill out the TREC contract, but I have noticed part of the process is broken.I am supposed to fill in the Executed Date on Page 8 after the buyer(s) and seller(s) sign the contract, but there is no way to do that.  

Can be a little labor intensive, depending on how well digitized and searchable your town's records are.

During all this, while information was coming in pieces; We verbally agreed security deposit will be two months deposit and he agreed one weekly rent on condition of rest of documentation and application correction to come through and conditional HOA application approval and I will start Lease contract in parallel to expedite remaining process .Two days passed and he kept sending missing pages on lease, or pages with no signatures ; and even in one attempt sent digital signatures where he signed on his mother behalf by himself.  

LOL.. compared to west coast were we have out sourced it to the Philippines and its all digital data.. :)  just pullin your leg.Although I think that will be the biggest challenge for PR going national is what they do in the attorney states which are so @$$ backwards in the way they do things.

My only real issue is on the ground presence. 

Some of the things I look for are vacancy rate, references, selection of vendors, reporting, and online presence/ marketing.  

Also complicated by presence of outside investors, level at which I'm personally supervising the project, and a concern that more capital can be needed after project starts (but may not be available in the IRA).In my own situation, by "right tool" I was thinking about which of our past physical projects this would make sense for, or whether it'd make more sense to focus the SDIRA on lending money only.Regardless, thanks for educating us!  

If it's the latter, and you want to develop a recognized brand presence, the most important thing to as yourself (in my opinion) is "does this name reflect and well represent what I want us to be known for?"  

The presence or absence of such a case might answer your question, Rick H. , but I'd guess that there is probably a disclaimer somewhere in the auction terms saying that the prelims are for entertainment purposes only.
