I guess the concern for me of oversimplifying is that I don't want to necessarily mislead anyone into believing I'm just a person who's interested in living in the neighborhood.But at the same time, I don't want to advertise that I'm an investor either.

MAke it digital so they can fill it out on the computer and email back to you.If they fill it out, you have the info you need to make better choices of properties for them.

Assignments are generally cheaper though than double closings.If you can find an attorney/title company that will double close (if you have a local REIA join or at least get a monthly news letter and look for title companies/closing attorney's and call to see if they will do this as they are the ones most likely that will and the ones at our local REIA advertise they do double closings) there are a few things you can do to minimize your costs.

Here are a few: Advertised and took buyer there before I had it in contract, filled out the contract wrong, used a contract I found online, tried doing a double closing with no transactional funding, never got the rent or security credits from the sellers, mis-matched the buy and sell contracts so I got stuck in the middle paying $1300 for the title insurance.

We have come to the conclusion that we need a wide angle lense to take great photos of our units for advertisment (the inside photos).We have everything we need for 35mm - camera, lenses etc., but we do not want to use film.We want to go digital with a new camera and use the old 35mm lenses (not that old actually 5-6 years with very little use).
