I'm not sure doing the master lease or the employee option will work in this particular situation because of the reimbursement aspect.  

The courses you are taking all revolve around national and state specific legal aspects of becoming a real estate agent. 

Legal aspects aside, it is simple good business sense to work with your tenant to find the best path out of the situation for all involved.

This aspect is from the commercial side not consumer protection laws.

It's great to have someone from the banking side of the deal that can weigh in on related topics.I'm sure your transition to investor will come as smooth as butter, since you're already familiar with one the most important aspects, financing :)There are great, helpful people on this site and a lot of resources.
