I'm not offering any advice in any direction but after reading your post I did some online research and filing for bankruptcy after serious identity theft is not unusual. 

It seems as if most successful wholesalers "drive for dollars" and do direct mail marketing campaigns.

There are lots of legal creative ways both buyer and seller can agree on to accomplish a win-win situation to get a property sold.When educated on creative options they might want to consider the option of selling their house subject-to the existing mortgage.

But even with no direct upfront cost of land, the cost to build doesn't seem to be worth it.
