Direct mail question

Good afternoon everyone.

Looking for some insight on direct mail. I'm looking to acquire side by sides, four plex, or small apartment buildings (8-10 unit), but trying to acquire those via mls is quite difficult to do without overpaying, as many of you well know. So I've been doing some driving for dollars, and after looking up the property tax records with the county to get addresses, I noticed that two of the properties owners are Trusts. Has anyone done direct mail to a trust? Have you been successful? Do I proceed as I would for any other properties when I send a letter? Just looking for any insight into that, as well as experience with a site like Listsource.
