When you don't know the exact paint color and sheen, you will eventually end up repainting the entire wall, room, or house (which, BTW, is why I'm a big fan of a standard paint color and materials list for property managers and landlords). 

I'm a big fan of the 'snipping tool' on windows, but in order to add the photo, you have to save it to your device and then upload the image from the location where you've had it saved. 

Not a fan of that idea either, I'd rather use the money when I want to, not be required to take out funds. 

You can call in the GC if you think he can get better pricing, can get it fixed faster, or you’re willing to pay extra to have someone stand behind it,     . if you had a broken ceiling fan or a broken garage door opener at your home I assume you wouldn’t hire a GC.

I’m not a fan of asking questions about their visit as if they are at border patrol, I think that is off putting and I have other things to do with my time.

I also have the faux wood tile in another area of my home, which also looks good.I'm certainly a fan of making upgrades; however regarding rentals, I lean more towards what's cost-effective versus long term value, as, unfortunately renters do damage things. 

I am not a fan of big government, but then neither am I a fan of slumlords.....but the market will take care of them, albeit eventually.....There is too much room for bad practices in allowing a Govt entity to decide whether or not a property owner can rent their property or not.

I'm personally not a huge fan of balloon notes, but they serve their purpose.
