Lux vinyl vs wood tile for rental

I’ve got a rental property worth about 600k that I rent out for about 3000 a month. The main area is tiled but the bedrooms are carpeted. I was going to put in the luxury vinyl but I was speaking to somebody yesterday and they said the tile wood is so much cheaper and hardier. Opinions. 
they sort of convinced me that it would be better for resale also. And the tile is much cheaper to install and to purchase.  Built in 2005 so I don’t think I could match it to the main area tile and I don’t think I want to. Carpets pretty damn cheap too so that’s also a possibility but I’m leaning towards the other two products. Probably discuss somewhere else in bigger pockets but Tran’s new change over the time so just wanted to see if there’s a new take. Thanks.

Hi Aaron, I would go with something higher end since the home is higher end. I second the suggestion above on engineered wood! Vinyl flooring is the worst IMO. Looks bad quickly and is cheaply made. Happy upgrading!
