If the property condition doesnt qualify for VA financing based on condition, they simply will not accept the offer if the listing agent knows ehat he is doing.You already know the problem, so you shouldnt waste your time, and money on an inspection and appraisal if you know the property will not qualify for financing.

So due to this recent windstorm in our area, 2-3 shingles are missing from my roof.Similarly, this corner board has come loose from the siding and needs to be screwed/nailed back and caulked.Question is, we are expecting some rain later part of this week.

@Kurt Granroth, the investment prospectus from most sponsors don’t address the tax issues because everybody’s tax situation is different, and most sponsors aren’t tax experts that are qualified to give tax advice.

Max VA on a 4 unit property is $1.282MM and my understanding is I would only have to qualify for 1/4 of the loan amount, using the rents for the remaining 75%.

The limit for conventional loans is 10.....as long as You and the property qualify, no problem.
