You come to a lender with 30 deals under your belt in 2 years and 500k in the bank then they'll fund you at 100% all day, but just starting out in this RE world, unless you come in with $$$, you start as a walk on would in the NFL.  ****** contract, no guarantees, poor pay. 

Once you get a few deals under your belt you will not even need an agent really.

They do have restrictions on the type of rehab they'll fund (they like light repairs, no foundation repairs, etc.) and need a borrower with a certain number of projects under their belt.

With a few rehabs under your belt, that can drop to 10%, and at around 10 rehabs of experience there are 0% down programs.
