My state recently started requiring the inclusion of a "Megan's Law" disclosure statement alerting prospective tenants that it is up to them to do a search for sexual predators in their neighborhoods and pointing them to where they can do said search.

However; many that don't, do have keyword alerts set up or follow forums/topics, therefore; if you post your questions in the proper forum, the chances of it being answered by someone interested in that specific topic are much higher. 

Follow Ben Leybovich and Jay Hinrichs (you can set your account so you are alerted whenever they post) and read all their stuff - it will help you figure out what is good advice and what is ignorance on the forums.

Derek,I only flip a few homes per year, I think the number of offers was three but one of the group had contingencies so I think I would count me as two quality offers in the first few days after listing.I list my properties with a Realtor / partner and while I do get email alerts when showing are set up I do not track that metric. 

As for series LLC, CA's position is that each "series" is treated as a separate LLC in CA, and hence if you have 5 series, it could amount to 5x $800 = $4000 in franchise tax payments.  

I alerted them a couple times that she had started barking again when they weren't home and (I think) they would muzzle her when she was going through one of those phases.However, the other issue I have had with my tenants (most of them) is not picking up after their dogs in a timely manner (within 24 hours).
