DSCR loans are based off of down payment, credit score and either actual or market rents so it helps to supercharge an investor's real estate goals and net worth.

Probably not a valid reason to break your contract. 

Once about 10 years ago our tenant did not install their unit correctly and the water condensation was dripping into the house and actually caused part of the ceiling to collapse.  

If you a cool ski chalet outside of Tahoe, a lake cabin in Montana, a beach place in Galveston and maybe a place in Orlando, how often would you actually go to those places?
