Look for listings that are not properly listed as a lot of times an REO agent will not be accurate in his listing and there is a lot of value there that they mis-priced high or low because they did not think about what an investor would do with it and they priced it at today's value.Make offers and move quickly when you see something.

There are limits to getting accurate info in the internet, and I would like to apply the real world numbers on my analysis.  

That's far from accurate.

Hard money lenders work off of numbers, and with an auction it's tricky because you can't access the house until you win in....so you can'y do a super accurate ARV because you can't walk through the property. 

From my perspective this is accurate.

Just ensure you are evaluating the costs and rents accurately.
