The Zillow estimate is not necessarily accurate - in some markets it's pretty good and in others it's wildly inaccurate - both up and down.

Look for listings that are not properly listed as a lot of times an REO agent will not be accurate in his listing and there is a lot of value there that they mis-priced high or low because they did not think about what an investor would do with it and they priced it at today's value.Make offers and move quickly when you see something.

Hard money lenders work off of numbers, and with an auction it's tricky because you can't access the house until you win in....so you can'y do a super accurate ARV because you can't walk through the property.
