The house is in need of serious repairs and as it sits, my educated guess ( Based on property tax values of comps and the fact that the same architect built 3 similart homes and his neighbor sold his house a year ago for $2.8 Million) its worth $1.5 Million or so.

We want to make educated decisions and need a little help in different areas.

I think my education (and work connections) will help when looking at properties!

I just went to a seminar with Larry Goins in Bmore but did not have the $1299 for the course and i feel i know alot about purchasing low priced homes but really could use some education to get started.

The education happens at every step, getting money, choosing a property, networking locally, finding contractors and finding good tenants.

Unfortunately the downs are the fees, you will have to have a broker and you'll need to make sure he's investor friendly, you will be held to a higher standard because you'll have t follow the code of ethics and responsibilities to the public.
