@Sara Blouin no problem, I frequently have problems with the BP interface myself.I can't tell you how many times I type "@" and wait for a list of taggable people to pop up, and sometimes it never pops up, then I go back and try again, and sometimes a few names pop up, and sometimes a lot of names pop up.

Not illegal and definitely possible. however, some underwriters may question motives if they see you doing it frequently or are not making meaningful changes.

We will frequently will take lowered levered loans despite having the ability to get more because of this.

I'm hesitant to direct people to my blog but it's here on the Biggerpockets website and I think newer investors really benefit from hearing about the stories of actual deals, especially the ones that frequent this forum category on notes.

And most of BP isn't a huge fan of buying into equity essentially. 

The only updates I would put in would be new lockset and perhaps add ceiling fans.

I also have retirements funds to access if the s*** hits the fan.

My family lives all over the area and I visit frequently.

I would contact several of those.I'm not a fan of expensive money (hard money).
