Money now is better than money then is how I looked at it, and how I was able to justify the move of the money due to building a unit that will add that much more income on my passive income side of real estate. 

If they are not willing  to move out due to low rent, try to talk to them to receive cash for keys.

I do have some money to invest with, but don’t want to continue using it all on a deal or two and then wait for those to close to move onto a new deal.
