Yes, there are the obvious choices, buy near universities (in Cluj), but the Anual Rent / Purchase Price is closer to 0.5, not 1 and thus the cashflow is at best positive.How did you make the math work?

@Sarah Doogle we made poor choices (see the kitchen story).The real issue is that we need a network of trusted tradespeople.Everyone we meet is quoting us $2800 to sand and refinish a 600sqft space.We can pay for a reasonable job at a fair price.

Since the buyer took a risk in buying and the lender took a risk in lending 100%, then maybe the pain should be shared.Didn't personally partake in the latest borrowing/feeding frenzy so don't have to make these choices but know people who are only guilty of buying a home to live in and can't move on now.

What if the potential buyer has really bad taste, you build the house to suite their poor choices and then they back out on a finance or HOA clause?

Some vinyl planks also have the "click lock" mechanism and they install just like laminate or engineered wood.Even many high end condos in Manhattan are using vinyl planks now, don't let the term vinyl fool you, some brands are 3 times more expensive than hardwood floor, eg: the AMTICO brand cost about $10 per sq footThere are more affordable ones and look and feel just like natural wood floors, check out Allure vinyl planks on home depot.Something to consider....BTW, I love hardwood floor for the kitchen , so good choice :)

I could find someone to buy the note on this if you want, I don't think it would be to hard to find someone to buy the note as long as the ITV is reasonable.By all means give your partner the first choice, they have done right by you, but if they just want the cash you have some other options.
