Website and LLC Questions ??

Question

Im just starting out and haven't even registered a LLC yet, but im in the process of figuring out i should go with for Wholesaling and eventually rehabbing in the Orlando market and surrounding towns.

For my LLC I'm thinking of going with
CRB Properties LLC
all my initials

and im looking to start out with a PC campaign and thought a good website would help with capturing more leads. This will not be my main website for buyers and investors down the line.

or does that seem too spammer, im just thinking out loud trying to nail down at least a website pretty soon so i can add it to my postcards

I don't have a clue as to websites, but you may have problems using "We Buy Houses" in you name or you site as I believe it is a registered trade mark under a franchise. Before you select names check with your Secretary of State to see if the name is available too. You may have to goback and change things if you can't use the name to tie into your overall business plan. One easy way to check on a name is just to google it and see what pops up, if it's a trademark you should not go there, if it's used in say Alaska, you're probably good to go as name registrations are state specific......good luck :)

Ceasar Blackman Keep in mind you canc hange the name of a company pretty easily. You can also add a "Doing Business As" DBA name.

Ned Carey The LLC would be for wholesaling properties, but like you said I'm just starting out so i was maybe going to get a deal or two done before spending the money on that ( tight budget hours got cut at my job ) The name i was thinking of for the LLC was just an idea i was having a hard time nailing down a name that i really liked and wasn't too long that marketed to my area. Central florida is the area and i was afraid to use orlando as that might tight cast me to just orlando and not the surrounding areas The purpose of my website was going to be to try to capture the leads of motivated sellers that might not want to call at first. I am looking at buying a list from Listsource and sending out postcards and i thought it would be a good idea to have as many methods for a person to be able to contact me. Call, text, email, website etc. I planned on also marketing on craigslist and possibly bandit signs. My initial marketing campaign was going to be to out of state owners and pre foreclosures within a certain price range. This website was not going to my main site simply a site to try to capture as many seller leads as possible. My company website would come next.

Your priorities are wrong. "Haven't Even" implies there is something wrong with not registering an LLC yet. If you are wholesaling, an LLC is not that important (although it can still be a good idea) Also a website can be valuable but again I rate that as low importance. OK I restarted my computer and I can type now :-) My point is is sounds like you may be focusing on the trivial stuff that needs to be done but not the important stuff that makes you money. Of course an LLC is a good idea. But it is not as important ads going out and looking at properties and making offers. A website can be a valuable addition to your business. If you are a web expert it can be the key to your business. However it is not as important as going out and looking at properties and making offers. What is your LLC for? If it is for a specific property just use the property address. If it is for holding rentals I would not want anything to do with my name in it. What is your Brand? Who is your customer? Who are you trying to reach? Are you trying to reach sellers, Buyers, tenants? Are you going to do all your business through 1 LLC or will you have multiple LLCs for various purposes? ALL of these questions can affect your choice of names of both your LLC and website. As Jackie Lange said make sure you domain name has keywords. CRB Properties would be a horrible domain name. I think OrlandoWeBuyHomes.com is fine. Good luck - Ned

I slightly disagree with Ned on importance, however Ned does know his stuff. I NEVER take title of a property in my own name whether it is for 5 minutes, 5 hours, 5 days, or 5 months. If you are wholesaling and possiy doing double closings I would have an entity formed to take title. That being said, entity selection is a long subject with many opinions and many options. I myself use an LLC Partnership for all my transactions. You may want to consult with a investor RE attorney and see what fits you. As far as websites, I always would have a a website for wholesaling. I also have a different website for private owners. I don't co-mingle them. There are easy organic ways to show up on googles front page. At the end of the day, good deals attract buyers. Go flip some houses!!

Instead of spending money in a PPC campaign which can be very expensive, especially if you don't know what you're doing, it is better to get a domain name that is keyword rich. What word or set of words do motivated sellers in the orlando area search for when they need to sell fast? They probably don't search for We Buy Houses. That phrase tells what YOU do, but it does not say what's in it for the seller. You can find out exactly what keywords are most popular by using the Google keyword tool. Focus on keywords in the domain name and on the site. Then you can do some offsite things to drive traffic. But still, you don't need to waste money on PPC. There are many other ways to drive traffic to a site which are much more cost effective.
