It should help that the money was used to improve the property instead of a shopping spree. 

When it's an REO and I'm brokering, I don't even bother checking the rates of most end-lenders (but I'll shop the crap out of it on a refi that's 100% on your schedule).Close the thing today. 

So ask them what the parameters are on the coverage and shop it. 35 year old, $1,000,000 death benefit, 30 year term is about $850 a year.

My time is too valuable to be spending it on a client who is shopping deals with other agents.

After connecting with a few investors who seem to be where you want to be consider asking them for coffee and once there letting them know that you're eager to get involved in REI and would love to help them out (answering phones, cleaning office, some skill you have) in exchange for guidance through parts of the strategy that you're unclear on.
