Interior paint (including all cabinets), new hardware on the cabinets, new light fixtures, new switch plates, add a moister barriers, clean up the landscaping, and a few other small items.

Their pool maintenance and landscape fees will be less.

If the tenant does not live up to their end of the agreement, for example, their job to do landscape work, let them know you will have it done professionally, and add the bill onto their regular rent as 'added rent' (another term that should be in your lease.)5. 

Landscaping, utilities, wifi, etc would still be the responsibility of the owner.

Probably will have to cover snowplowing, landscaping, maybe garbage (my town requires me to cover it if it's over 4 units).
